Uttara Residential Model Town (3rd phase)
Background of the Project

Dhaka Metropolitan city has now been turned into the busiest & densely populated city. People reside permanently in Dhaka city, the capital of Bangladesh for service, business and other purposes. The dwelling places required for these large number of people is very inadequate. As a result, the residential areas of Dhaka city are turning into over-crowded & dirty day by day. It is possible to reduce the pressure of population of Dhaka to a great extent by developing the surrounding area of Dhaka city in a planned way and establishing permanent residence for these vast populations. The total area of the project is 2008.08 acres. The area is low-lying and not suitable for agriculture. Dhaka city is growing fast towards the north, for planned urbanization, it is necessary to extend the city. With this end in view preparations have been made to establish the proposed satellite town. The projected population in the project is more than 6.00 lacs with a density of around 300 persons per acre.

It is possible to reduce the pressure of population of Dhaka city to a great extent by developing surrounding area of Dhaka in a planned way and es-tablishing parmanent residential accomodtion for the vast population.

Uttara Residential Area (3rd Phase)
It is an extension of the uttara Model Town at the north-west of city . Under the project about 2150 acres land was acquired . Land development works mostly completed .About 10,000 residential plots .22,5512 apartments with all amenities and urban facilities were provided.
Objective of the Project
  • To reduce the pressure of population in Dhaka city by creating opportunity of residence for the city dwellers in the closeby extended area.
  • To maintain the balance of environment by proper urbanization.
  • To reduce the existing acute problem of housing.
  • To expand civic facilities by urbanization to the near by and surrounding areas gradually.
  • Development of new township and to expand economic facilities.
  • To mitigate future housing demand.
    Location of the Project:
    "Uttara Residential Model Town (3rd Phase) Project" is situated at a distance about 20 km. from zero point of Dhaka City, Western side of Uttara Model Town (2nd Phase) Project, Northern side of Mirpur Cantonment and East side of Flood Protection Embankment through Mirpur-Ashulia.

    Highrise appartment block - 10.68%

    Physical & Social infrastructure - 3.04%

    Commercial Plots - 5.00%

    Education & Institution - 1.67%

    Present Position of the Project :
    Site development: Site development work already completed about 92% and remaining work is in progress.

    Road Construction: Among 32 nos of group of roads of the project, 30 nos group of work are already running, and other 02 nos of groups are stopped due to ahead construction of uttara apartment project. Overall progress about 65%.

    Bridge Construciton: Total nos. of bridge is 12. 02 nos. of bridges are about to complete and 6 nos. of bridges are under construction. Notification of Award (NOA) will be given to the contractor for 1 bridge and work will start very soon. Tender will be received for 2 nos. of bridges and 1 bridge is stopped due to ahead construction of uttara apartment project.

    Lake Development and Protection: All lake development and protection works already started.
    Utility services:
    Electricity: Dhaka Electricity Supply Co. (DESCO) is doing the electrification work of the project area as deposit work. Electric poles are already erected in sector 15,16 and sector 17 will be started very soon.

    Water Supply: Dhaka WASA will execute the work as deposit work and the deep tube well installation and pipe line network will start soon.

    Gas Supply: Gas line installation work will be executed with the consultation with TITAS Gas Co. But still the consent of execution is not yet received from TITAS Gas Co.

    Plot Handing Over: About 4000 residential plots have been already handed over to the respective allottees, Remaining will be handed over gradually at the earliest possible time.

    Project completion: Project period extended upto December 2014.
